Formed in 1858, Sunnyside is one of Denver’s original neighborhoods. Over the decades it has gone through various phases with differing immigrant populations, from Italian to Hispanic.
These days, Sunnyside earns an “A” from niche.com for the diversity of its nearly 10,000 residents.
The last 10 years have seen a revival of this uniquely charming area.
Nestled between Federal Boulevard and Inca Street to the west and east and I-70 and West 38th Avenue to the north and south, Sunnyside finds itself surrounded by some of the hippest ‒ and hottest ‒ real estate markets areas in Denver, including the Highlands and LoHi. All that hipness and escalating property value is spilling over into the neighborhood, according to Colleen Cozad, a longtime Bradford real estate agent who used to live there. Median home prices stand at about $639,400 (niche.com).
There’s a lot happening in Sunnyside these days.
For instance, The Wolf’s Tailor is located at 4058 Tejon St. Considered one of the best restaurants in Denver, The Wolf’s Tailor received one Michelin Star, the Michelin Green Star, and the Exceptional Cocktail Award in 2023. There’s Block Forty45, a unique combination of residences, offices and retail opportunities located at 4045 Pecos Street. And you can also enjoy an amazing craft brew at Diebolt Brewing Co., 3855 Mariposa St.
If coffee is your thing, then Huckleberry Roasters, 4301 N. Pecos St., will be worth a visit. It’s a great space with a giant, windowed garage door that opens in nice weather. Not only is the coffee great, new coffee beverages are created every few months that are seasonally inspired.
The neighborhood also has great nightlife, with an “A+” from niche.com. A neighborhood favorite hangout is the Monkey Barrel, a restaurant and bar at 4401 Tejon St. that features live music. El Marisela’s Nightclub, 3900 N. Pecos St., also receives high marks.
As far as restaurants are concerned, El Jefe in the Cobblers Corner development at 2450 W. 44th Ave. is a local go-to spot. El Jefe serves delicious farm-to-table Mexican fare and wonderful cocktails! The Universal, 2911 W. 38th Ave., has really great breakfast/brunch and lunch.
If you’re looking to get outside and get some exercise to work off all that fabulous food, you’re in luck. All of the homes in Sunnyside are within a half a mile of a park, including Columbus, Ciancio, Chaffee and Pecos and 46th.
Residents with families have several school options for education, including three public and two private elementary schools, three public, one charter and two private middle schools and Online and North High Schools.
Sunnyside’s easy access to I-70 and I-25 makes for convenient commuting or jaunts around town, to DIA or the mountains. And the RTD G line makes it easy for residents to go anywhere in the metro area.
Sunnyside is a friendly, inviting neighborhood and a community of people who like to get together and have fun.
One of its biggest community events is the Sunnyside Music Festival.
