There is immense investment potential for the up-and-coming North Aurora neighborhood.
Bordered by I-225 on the east, Dayton Street on the west, 35th Street on the north and 6th Avenue on the south, it is one of the last areas in metropolitan Denver where you can buy a home for not a lot of money and still be close to everything important.
It’s a great area for investment, what with the growth of the University of Colorado Anschutz Medical Campus as well as the neighborhood’s proximity to more established and affluent neighborhoods such as Lowry and Stapleton to the north and northwest. It’s only 15 to 20 minutes to DIA, Cherry Creek Shopping Center and Downtown Denver.
Most notable is the Anschutz campus’s impact on North Aurora’s housing market. The campus is comprised of UC Health University of Colorado Hospital (which is currently building an addition), UC Health School of Medicine, Children’s Hospital and the new Rocky Mountain Regional VA Center Hospital.
Almost 35,000 people work every day on the campus and another 5,000 attend classes for medical careers. This number is estimated to grow to 40,000 in the next 10 years. In addition, more than 60 businesses there focus on innovation, technology, medical research and development.
There is no student housing for the 23,000 students who attend classes at UC Health School of Medicine, including the more than 800 future doctors who must complete a four-year internship while working an average 80 hours per week. They do not want to be far from the campus and so there is huge potential for tapping into this market.
Anschutz has resulted in a lot of improvements to the neighborhood’s infrastructure, transportation options and amenities, some already built and others underway, including:
There are a lot of cool places and adventures to check out in or near North Aurora. For instance, the Stanley Marketplace, 2501 N. Dallas St., features original shops, boutiques and Annette, which, since its inception, has made the list of 5280 Magazine’s Best 25 Best Restaurants in Denver! Annette also received the James Beard Award for Best Chef Mountain in 2022.
The Aurora Fox Arts Center, 9900 E. Colfax Ave., is on the same block as a local favorite authentic Mexican restaurant in town, La Cueva. People have been eating there for 50 years and is known for having one of the best chili rellenos in town.
You can ride your bike on Highline Canal on south side of neighborhood for 20 miles to the east or 40 miles west. And Del Mar Family Aquatic Center has a water slide for adults and another for kids so everyone can have a blast.
