Before your begin your search, it is important to set your budget and determine how much you can comfortably afford. By doing so, you will put yourself in a position to enjoy your new home fully and completely.
As a general rule, most lenders calculate that your monthly mortgage payments should not exceed 30 percent of your pretax income. Factoring in other debts and bills, this percentage may vary slightly in individual cases. Both your broker and lender will work with you to assess your budget and recommend an affordable price range. In addition, many lenders offer innovative financing programs that help first-time buyers obtain more house for less money.
