Our Services

Assessment: Before any property is listed for rent, we work with the owner to determine requirements and expectations for each property and each lease. We inspect and note a property’s condition and recommend necessary repairs and cosmetic touch-ups. And, we research the market to recommend monthly rent charges for each property.

Advertising & Marketing: We use a combination of print, property signage/flyers, Internet, in-office and social media to advertise your rental property to maximize its exposure and get your property rented as quickly as possible.

Showing Your Property: We will schedule and show your property in a timely and professional manner. A licensed Realtor representative from Bradford Real Estate is present at all showings.

Tenant Screening: We adhere to strict tenant qualification guidelines. We review employment, credit and rental histories, and conduct background and criminal checks.

Administration and Accounting: We administer each lease, arranging for and paying vendors/contractors as necessary, tracking property expenses, offering monthly owner draws via automatic payments or check, and providing detailed property statements upon request. We use a secure, web-based property management system which enables owners to password-protected access property management details from wherever you have Internet access.

Rent Collection: Tenant can elect to pay their monthly rent electronically or by check.
Property Inspection: At every move-in and move-out, we document property condition with photos or video, and complete a detailed property review sheet with the tenant.

Maintenance Service: Tenants can either call us at any time with a maintenance request. We have established professional relationships with reliable, reputable contractors who perform any necessary work in a timely and efficient manner.

Move In/Out Coordination: We personally meet the tenant on both move-in and move-out days to answer any questions.

Re-sale: We know well the properties we manage, as well as the neighborhoods they are in and real estate market dynamics. We would be happy to market and sell your investment property when it’s time.

Our Fees

We collect 50% of the first month’s rent as our commission on a new lease. This covers all advertising, candidate screening and credit/background checks, property showings and executed contract paperwork. Each month then, we collect a flat rate management fee of 10% of rental income. This monthly fee covers our time and effort handing all tenant questions or issues — we manage your property, collect the rent, deal with all issues and send you the net rent proceeds.

If your tenant wants to continue renting your property, we will sign a new lease agreement with them for a small fee to you, the owner, of $100. You do not have to pay half of one month’s rent if the tenant is continuing the lease at the same address.
